LAZARES GILLES <br />4/4/89 <br /> <br />That Mr. Lazares Gilles, hereinafter referred to as "Applicant", has properly applied for a <br />conditional use permit to maintain a second principal structure on the property at 8201 <br />163rd Avenue N.W. <br /> <br />That the Applicant appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to Section 170.016 of the City Code on October 4, 1988 and that said <br />public hearing was properly advertised and that the minutes of said public hearing are <br />hereby incorporated by reference. <br /> <br />That the property which is the subject of the application is located at 8201 163rd Avenue <br />N.W. and is legally described as follows: <br /> <br />Lot 9, Block 4, Oakridge Estates, Anoka Coun9,, Minnesota <br /> <br />That the subject property is zoned R-1 Rural Residential and is approximately 3.3 acres in <br />size. <br /> <br />That the surrounding properties are zoned R-1 Rural Residential. <br /> <br />That Section 170.015F of the Ramsey City Code states that there shall not be more than <br />one principal building on any one lot. <br /> <br />That there is one known similar permitted use in the City. <br /> <br />That the proposed second dwelling will not substantially increase traffic to and from the <br />subject property. <br /> <br />That the proposed second dwelling will not be unduly dangerous or detrimental to persons <br />residing or working in the vicinity of the subject property. <br /> <br />That the proposed second dwelling will not adversely impair the use, enjoyrnent or market <br />value of any surrounding property. <br /> <br />That the proposed use will not be harmonious with and in accordance with the specific <br />objectives of the Comprehensive Plan. <br /> <br />That the proposed second dwelling will be appropriate in appea-ance with the existing <br />oNntended character of the area. <br /> <br /> ess ..... al character of thc R-1 Rural <br />That the proposed second dwelling wili change the ~",; <br />Residential District <br /> <br />Tha, the uro¢osed second dwe!iin_c- ,a,;;: be /;s,,,'-b;,~ to ,~x,~,.._ or ,u .... neiahbofina <br />uses. <br /> <br />That the proposed second ' .,~i; ~v,'n~"' be ~;'~'~'~. .... . ~'~ . <br />~C S~ ~S. <br /> <br /> <br />
