Final design of the riverbank restoration shall be reviewed by the Department of Natural <br />Resources and Anoka Conservation District. <br />13. Final plans including but not limited to grading, utility, and stormwater management shall be <br />approved by the City Public Services Department. <br />14. All public trails shall be located within easements and dedicated to the City. <br />15. The Developer shall pay a park dedication fee of $107,140 at the time of final plat. <br />COMMISSION ACTION <br />The Planning Commission can recommend approval of the application, denial of the application, or <br />postpone the decision to allow for more information to be obtained. <br />Because these action items will be considered by the City Council separately, staff asks that <br />individual motions be made for each item in the following order: <br />2030 Comprehensive Plan Land Use Map Amendment <br />Preliminary Plat <br />Crystal Paumen, AICP <br />Associate Planner <br />
