LLC. — <br />Nathan Fair <br />13432 Hanson Blvd NW <br />Andover, MN 55304 <br />Telephone: 7 63.43 8.25 61 <br />Email: nathanfair@edinarealty.com <br />The developer is creating a unique single family residential development on +l- 22.5 <br />acres located between North 7th Ave and the Rum River, just north of Bunker Lake Blvd. <br />The development will be named "Rum River Heights" and will consist of upper end <br />single family homes. It is anticipated that these homes will range in price from $400,000 <br />to $700,000 and therefore should be a welcome addition to Anoka's tax base. <br />The site will be landscaped to complement the existing tree cover park land to the north <br />and provide nice screening from Bunker Lake BIvd. This portion of the Rum River is <br />within the National Wild and Scenic Rivers System. We propose to exceed the storm <br />water infiltration requirement of infiltrating 1" of runoff over the new impervious <br />surface. This is being done through a variety of small and larger infiltration basins <br />throughout the site. Wet ponds will be constructed to exceed the water quality and rate <br />control requirements. The proposed Iayout creates 44 beautiful lookout and walkout style <br />homes and one HOA maintained pool and fire pit for the residents living in the <br />community. The developer hopes to create a desirable neighborhood next to the Rum <br />River and Rum River Park that has the feel of being away from the big city, yet provides <br />access to all the great amenities Anoka has to offer.
