Our plan conforms to the LDR-1 zoning <br />requirements; therefore we have no request for a zoning change. <br />Site Analysis: <br />The site is bordered on the south by Bunker Lake Blvd, on the north Rum River Park, on <br />the west by the Rum River, and on the by the Rum River Library. There are no existing <br />structures on the site. <br />Street/Right-of-WayDesign: <br />"Rum River Heights" proposes a sixty foot right-of-way with a thity foot street. <br />Sidewalk will be along one side of the street with various trail connections to city trails, <br />parks and a docking area along the river. All streets will be constructed to the City of <br />Anoka standard street section. <br />Utility Services: <br />City sanitary sewer and water are currently available to serve the site, however a lift <br />station will be utilized to provide sanitary sewer service due to the existing topography of <br />the site.
