The minor utilities, gas, electric, phone, and cable, are all available at the proposed <br />entrance to the site along Bunker Lake Blvd. <br />Site Gradine: <br />The site grading is planned to begin in the Spring of 2013. The entire project is proposed <br />to be graded in one phase; the graded area is +I- 25.0 acres. It is our design objective to <br />balance the site with on -site material, some import of suitable structural fill material may <br />be necessary for building pad, street, and retaining wall construction. As the final design <br />analysis is completed we will provide detailed construction plans for the entire project to <br />the City of Anoka. <br />Stormwater: <br />The stormwater facilities proposed in "Rum River Heights" are illustrated on the <br />enclosed preliminary plans. Runoff from the site will be directed through rear yard <br />swales and concrete curb and gutter to the proposed infiltration basins and ponds. These <br />ponds and infiltration basins will provide infiltration, storage and rate control for <br />stormwater runoff, and treatment for particle and sediment removal. Plantings and mulch <br />will be utilized as ground cover above the infiltration basins to provide a clean looking <br />landscaped yard. These ponds and infiltration areas will outlet stormwater that does not <br />infiltrate through the outlet culvert. The stormwater plan will exceed treatment and <br />storage to meet the City of Anoka and the Lower Rum River Watershed Management <br />Organisation requirements. <br />Wetlands: <br />There are no existing jurisdictional wetlands on the site. <br />Traffic: <br />"Rum River Heights" proposes two entrances to the site. One entrance will provide <br />access from Bunker Lake Blvd. The second entrance will provide access to 6th Avenue. <br />The proposed public street will be about 3,700 feet in length. It is anticipated that the 44 <br />home sites will generate 10 trips per day per home site for a total of 440 trips per day. <br />The additional traffic generated from this site is not anticipated to have a noticeable <br />impact on the existing traffic in the area. <br />Homeowner's Association and Restrictive Covenants: <br />The developer will prepare restrictive covenants and standards that will apply to the <br />entire neighborhood during both the initial development and the overall operation of the <br />subdivision. <br />-3— <br />W:1Projects149368-016 ANOKA - CSAH 1161Info - 2009\CorrespondencelLetter\NARRATIVE -Rum River Heights-042613.docx <br />4/26/2013 <br />
