! <br />! <br /> <br />II <br /> <br />SUMMARY OF FINDINGS <br /> <br />Study Area <br /> <br />Rum River Commercial Area is Ramsey's original neighborhood shopping area £ounded about <br />30 years ago. <br /> <br />Currently 26 retail establishments are located in the area. Services are the largest category with <br />eleven businesses. Convenience retail is represented by three establishments: a grocery, liquor, <br />and video stores. There are two food service establishments, a convenience store, variety store, <br />and other retail uses. <br /> <br />Rum River Commercial Area enjoys good access by way of' TH-47 and 167th Avenue Northwest. <br />TH-47 provides convenience access for residents living north and south of' the commercial area. <br />Residents west of TH-47 have convenient access by way of 167th Avenue Northwest. <br /> <br />Owners of businesses in the Rum River Commercial Area indicated the commercial area <br />strengths included good location, easy access and ample parking. Weaknesses include <br />complaints about the amount of competition, business turnover, and sales declines caused by <br />recent road construction. <br /> <br />A more disturbing trend was that most businesses reported sales declines of 13 to 35 percent over <br />the past five years. The best reported sales performance was no increase. <br /> <br />Competitive Shopping Areas <br /> <br />Businesses in Rum River Commercial Area compete with four convenience and neighborhood <br />shopping areas and two community shopping areas. <br /> <br />Convenience and neighborhood shopping areas include: Ramsey Convenience Center at TH-47 <br />south of the Rum River Commercial Area; Andover Shopping Area, located at Bunker Lake and <br />Round Lake Boulevards, anchored by County Market and Fratalonies Hardware; St. Francis <br />downtown anchored by St. Francis Foods, and a newer shopping area anchored by County <br />Market. <br /> <br />Andover Station, anchored by Knowlan's Festival S~tpermarket, is a new shopping center located <br />at Bunker Lake Boulevard and Thrust Street. A Target Greatland is slated for construction in <br />this 'area. <br /> <br />Community centers include the Riverdale area in Coon Rapids, which includes two large <br />supermarkets and the Elk River shopping area north of the intersection of TH-101 and TH-10. <br />Supermarkets located in this area include Cub and Coborn's. <br /> <br />Ramsey Town Center presents future competition. Timing of retail development in this area is <br />uncertain, but is likely in the future. Retail potential at Town Center includes convenience goods <br /> <br />V <br /> <br /> <br />
