Cash or land to be dedicated or conveyed after final <br />plat approval but prior to recording. <br /> <br />170.069 <br /> <br />This provision makes subdividers responsible for <br />certain basic park improvements. The consensus <br />appeared to be that credit would be given for such <br />improvements. This essentially would reduce the <br />park land dedication requirement since credits would <br />be given for the required improvements. The amount <br />of the credit would be unknown at the time that <br />parkland dedication was being determined, thus, the <br />city could owe a subdivider after the basic <br />improvements are completed. Dependent on <br />development activity the City conceivably could owe <br />large amounts to subdividers which would not <br />necessarily be budgeted. <br /> <br />170. 073 <br /> <br />Subp. B. The second portion of this subparagraph <br />limits parkland dedication to the fee per dwelling <br />unit basis in the event of resubdivision rather than <br />10% of fair market value. Resubdivision of one acre <br />lots within the MUSA would pay $500 per dwelling <br />unit rather than 10% of the fair market value of the <br />new lot being created - conceivably $2000. <br /> <br />STAFF RECOMMENDATIONS: <br /> <br />Reduce parkland dedication to 5% to accommodate 4 in 40 <br />acre zoning. <br /> <br />Revise PUD ordinance to re.cuire a minimum percentage to <br />be dedicated for public parkland or cash in lieu of. <br /> <br />o Retain $500 per dwelling unit as basic flat fee <br /> <br />O <br /> <br />Make subdividers responsible for basic grading, turf <br />establishment, and landscaping on dedicated parkland <br />without credits. <br /> <br />council Action: <br /> <br />Will be based on your discussion. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />city Attorney x <br />City Engineer <br />Community Development Dir. _ x. <br /> <br />Chief of Police <br />Finance officer <br />Public Works Supt. <br />Other <br /> <br /> <br />
