Notes have been added to the drawings indicating the
proposed addition, the notations and the drawings have not been
certified by either an engineer or architect.

zoninq

The lot consists of approximately 1.5 acres and is zoned I-1.
abutts a single cor~ercialiy zoned property to the east.

it

Sto~mwater Drainace

During vet years, the property has experienced water problems with
estimated storm water levels %,hich approached the 96 contour.
Storm sewer is planned to serve this area in the near future. The
addition itself represents less than a 1% increase in io~ coverage
and will not significantly increase runoff. In conjunction with
this improvement, however, the drive and parking lot should be
paved with bituminous. This will increase impe~vious surface of
the lot to apprcxinateiy 13.7%.

ZZZ Monroe Street
Anoka, Minnesota 55303

612/427-5860

Fax 612/427-3401

Eusene J.
