Banwart, Community Development Director <br /> <br />ILackgr~und: <br /> <br />On March 8, 1989, the City of Ramsey received application and sketch plan from Lee A. Hennen, <br />Dellwood Rental and Construction Company for Dellwood Hills Addition. The proposed addition <br />is located in part of the Northeast Quarter of the Northeast Quarter of Section 8, and part of the <br />Northwest Quarter of the Northwest Quarter of Section 9, Township 3:, Range 25, Anoka Count,)', <br />A{innesota. The proposed subdivision has an area of 23.9 acres and consists of 9 single family <br />residential lots. The average density is 2.65 acres per lo~. A motion <br />was made and carried to recommend that Del]wood Hills Addition proceed to preliminary plat <br />stage. <br /> <br />On April 13, 1989, the Park and Recreation Commission recommended that the City accept, cash to <br />satisfy park dedication requirements due to the fact that there is no proposed plan for a park or trail <br />in that area. <br /> <br />On May 2, 1989, the Ramsey Planning and Zoning Commission conducted a public hearing <br />regarding Dellwood Hills Addition. Also on May 2, 1989 the Ramsey Planning and Zoning <br />Commission tabled the preliminary plat of De]lwood Hills and requested that. the following. <br />information be obtained: <br /> <br />A drainage study in accordance with Item #6 of the City Engineer's report dated <br />April 27, 1989. <br /> <br />A report from the developer regarding the feasibility of ex%ending 171st Avenue <br />Northwest to serve Del]wood Hills. <br /> <br />Further Discussion: Commissioner Hendriksen stated that the developer should contact the <br />property owner to the South of Dellwood Hills Addition to determine willingness to pa~icipate in <br />the extension of 171st Avenue Northwest. Chairman Zimmerman requested fnat the City Attorney <br />provide clarification regarding the status of Bison Street and the easement along the South border <br /> <br /> <br />
