On May 11, 1989, City staff met ~5th the Developers of Del]wood Hills Addition and the property o~ers to the South of the proposed addition. The possible extension of 171st Avenue Northwest was discussed. The property owner to the South of Dellwood Hills Addition presented a future sketch plan for his property. Also since the May 2nd Planning & Zoning meeting, the owner of the Northwest Quarter oft he Southwest Quarter and the Southwest Quarter of the Southwest Quarter of Section 9 has ir, dica~ed his interes~ in developing his property. The development of this property would extend Bison S~reet Northwest to the South,. Lee Herman, developer, also stated that he was willing to subside the hard surfacing of Bison at a rate of Five Hundred Dollars ($500.00) towards each of' the other parcels on Bison. The draina/:~ of the site was also discussed. The developer of Dellwood Hil]s Addition also has provided for a Northerly street easement towards County Road #63. Traffic through Go]den Eagle Estates should be minimal with no adverse impact. On June 12, 1989, the Ramsay Planning and Zoning Commission moved to receive pub]it input in the form of ~-ritten petitions and correspondence to reflect that the citizens adjacent to the property are not opposed to the proposed plat, but that their main concern is additional traffic in their neighborhood. The Planning and Zoning Commission moved to recommend preliminary plat approve] for Del}wood Hills Addition as submitted, subject to the conditions listed in the City Engineer's review dated April 27, 1989, specifically, that the applicant be required to improve or arrange for improvement of Bison Street lX~vV at least form County Road #63 tv 171st Avenue NW (No. 4 of the Engineer's recommendation). Recommendation~ In consideration of the sketch plan presented by the property o~mer South of the proposed Dellwood Hills Addition, Norther)y street easement to County Road #63, and the likely extension of Bison Street Northwest to the South; Staff recommends preliminaw plat approval of Del]wood Hills Addition contingent upon the City Engineer's review of April 27, 1989. Staff also recommends that par): dedication be satisfied in cash. Council Action: Motion to approve/deny of the preliminaw plat of Del]wood Hills Addition.
