Mr. Gerald 2immermar
January 31, 1989
Page 2

5)

6)

The plat has been reviewed by the Par)[ Commission and it is
my understanding that the jog in the 75 foot wide park trail
on the south boundary If the plat is to provide a trail around
the ponding area. Based on water levels in !985, the area
below the 871 contour was under water. Therefore, I would
recommend that additional area bc dedicated for parkland to
provide access around the ponding area. In determining the
amount of park dedication, the area for ponding should be
e>[cluded. Since the land dedication is less than 10%, the
balance will have to be paid in cash.

Runoff from the culvert across !58th Lane ]<.W. does not appear
to have a positive outlet. Therefore, a means for containing
a 100 year flood needs to be shown on the grading plan. It
appears that the wetland in the northwest area of the plat
will be used as a detention pond. The area in the proposed
par}[ is also to be used as a detention pond. Easements for
all detention ponds and drainageways to those ponds will have
to be provided. High water elevations for all the ponds
should be determined and grading cf %he ponding areas should
be shown to provide for storage of the !00 year storm.

Since none cf the detention areas have outlets, the building
elevations of the lowest floor should be set at least three
feet above the highest known %;ater levels as stated in the
Environmental Protection ordinmnce.

2n review of the street plan, %;e find it is in conformance
%~ith standards. However, a profile of existing streets within
200 feet cf the Diet boundary, should be provided to show how
the proposed streets v;il! ccnnec~ to the existing streets.
kisc, the exisning cul-de-sacs should be removed at the time
cf consaruction.

in revie%; cf the lots in Block 2, we find they are long and
narrow and do not adopt future resubdivision. A shor~ cul-
de-sac cfr Okapi Street wcu!~ allow for a better configuration
of lots.
