The Developer shall reslore all <br />disturbed areas as specified by the City Engineer. The Developer shall also provide <br />erosion control measures during construction to control erosion. <br /> <br />FINANCIAL GUARANTEE. The Developer shall provide a financial guaranlee fo~ <br />conslruction of these improvements. This guaranlee shall be in 1he lorm ol ca.~.h or Cily <br />approved Letler of Credil in lhe amount of Si×fy-four Thousand Five Hundred <br />($64,500.00), which amounts Io 125% of the Engineer's estimaled cost tot such <br />improvements. In addilion lo the Lelter of Credit, the Developer shall post a <br />maintenance guaranlee at lhe lime of the completion of the improvemenls in the amount <br />of Five Thousand Doliars ($5,000.00). This securily shall be deposited with the City in <br />tile Iorm of a cash escrow or a Letler ol Credit in a torm to be acceptable lo lhe City. <br />This securily shall be held by the City lor One (1) year from lhe dale ol linal acceptance <br />of the improvements. <br /> <br />GRADING AND DRAII',IAGE PLAN~. The Developer shall comply with grading and drainage <br />plans submitled lo and approved by the City Engineer. <br /> <br />TREE REMDVAL/D',SEASED TREE CONTROL. The Developer shall prevent the introduciion <br />and spread of tree disease inlo the residue tree populations of the subdivision and <br />adjoining properties and lo reduce the impacls of construclion on the residual properly <br />of the subdivision and adjoining properlies. The Developer shall: <br /> <br />Install physical barriers such as snow fence around trees thal are to remain (the <br />fencin¢ will be at least ten teet (10') from the remaining trees; <br /> <br />All equipment operalors will carry a can of tree wound dressing and wilt apply <br />immedialely lo damaged trees if wounding occurs; <br /> <br />Trees will only be skidded against other trees that are to be removed. Trees in <br />the middle twenty feet (20') of road easement will be removed first, with <br />remaining trees to be removed to be skidded toward the middle of the road <br />easement. <br /> <br /> ' - "'"" SITE . ~ - · <br />COI'~S ~RU,_,~IDN DEBRIS The Developer shall adhere to Ordinance No. 8~-,1 An <br />Ordinance Regulaling the Dumping of Garbage, Refuse, Sile Development and <br />Construction Debris. <br /> <br />STAGE II IM~RO\/EMENT~. The Developer shall be required to complete Stage I; <br />Improvements (sealcoating) as provided in Section 170.03 of the City Code. In addition, <br />the Developer shall make advance payment to the City for these improvements. This <br />advance payment shall be in the lorn-,, of a cash deposil in the amount of Two Thousand <br />Seven Hundred Dollars ($2,703.03). The City shall retain the interest. This advance <br />payment shall be provided to ti~e City at the time prior to the recording of the plat. <br /> <br />BUILDING ~ERI,.41T$.
