DEVELOPMENT AGREEMENT CITY OF' RAMSEY ANOKA COL;r,~TY, MINNESOTA Development agreement by and between the City of Rams6y. Minnesota ("Cit.v") and Richard J. Sybranl ("Developer"), WITNESSETH: WHEREAS, Richard J. Sybrant, hereafter referred to as "Developer", has properly applied for plat approval on the following described property located in the City of Ramsey: The Southeasl Ouarler of the No:thwest Quarter of Seclion 17, Township 32, Range 25, Anoka Count),, Minnesota. WHEREAS, the Ramsey Planning and Zoning Commission met on March 3, 1988 and recommended the Developer to proceed to the preliminary plat stage; and WHEREAS, the Ramsey Park and Recreation Commission me1 on December 8, 1988 and recommended that sevenly-five feet (75') along the south side of the property and one (1) acre in 1he Southwest portion of the plat be dedicated to the City with the remainder in cash to be used to satisfy park dedication requirements; and WHEREAS, the Ramsey Planning and Zoning Commission met on May 2, 1989 and recommended approval of the preliminary plat of North Forty 2nd Addition contingent upon compliance to the City Engineer's review dated April 27, 1989 and approval by the U.S. Army Corp of Engineers; and WHEREAS, the Ramsey City Council met on May 23, 1989 and approved the preliminary plat for the North Forty 2nd Addition. NOW THEREFORE, BE IT RESOLVED, tha~ the City Council of the City of Ramsey, Anoka County, State of Minnesota, as follows' That final plat approval of North Forty 2nd Addition is granted contingent upon the following: MARKeTAbLE TITLE. The Developer providing proof of marketable title for the property to the City of Ramsey. .PARK DEDICATION REQUIREMENTS. Park dedication requirement shall be fulfilled in accordance with City Council's request for park dedication in effect at the time of the application and in accordance with the Park and Recreation Commission recommendation. The park dedication shall be satisfied by land dedication as shown on the plat which amounts Io 3.34 acres or 8.27% of the land in the subdivision. In addition, the Developer shal; pay Seven Hundred Twelve Dolls. rs (S712.00) to satisfy the remainder of the park dedication requirement, prior to the recording of the plat. Co IMPROVEMEN~TS.
