Councilmember moved the adoption of the following findings of fact: <br /> <br /> PROPOSED FINDINGS OF FACT <br />REZONE CHESTNUT HILLS FROM R-IR TO R-1U <br />MR. JOHN PETERSON; GOOD VALUE HOMES <br />JUNE 23, 1989 <br /> <br />1) <br /> <br />2) <br /> <br />4) <br /> <br />5) <br /> <br />6) <br /> <br />7) <br /> <br />8) <br /> <br />9) <br /> <br />That Mr. John Peterson of Good Value Homes, hereinafter referred to as "Applicant", has <br />properly applied for a rezoning of Chestnut Hills from R-1 Rural Residential to R-1 Urban <br />Residential. <br /> <br />That the Applicant appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to Section 170.013C of the City Code on July 10, 1989 and that said <br />public hearing was properly advertised and that the minutes of said public hearing are <br />hereby incorporated by reference. <br /> <br />That the property, which is proposed to be named Chestnut Hills, is legally described as <br />follows: <br /> <br />The Northwest Quarter of the Southeast Quarter of Section 26, Township 32, <br />Range 25, Anoka County, Minnesota. <br /> <br />and <br /> <br />That part of the South 330 feet of Government Lot 3, Section 26, Township 32, <br />Range 25, Anoka County, Minnesota, lying East of the West 984.60 feet thereof <br />and the East 100 feet of the West 1,084.60 feet of that part of said Government Lot <br />3 lying North of the South 330 feet thereof and South of Sunfish Lake Drive as so <br />laid out and established. <br /> <br />Except that portion of the East 100 feet of West 1,084.60 feet of that part of said <br />Government Lot 3 lying North and East of a line drawn at right angles from a point <br />which lies 100 feet from the Northwest corner of said East 100 feet of West <br />1,084.60 feet of that part of Government Lot 3 as measured along the South and <br />East right-of-way of Sunfish Lake Dirve as now laid out. <br /> <br />and <br /> <br />The West 450 feet of the South 330 feet of the Southwest Quarter of the Northeast <br />Quarter of Section 26, Township 32, Range 25, Anoka Count3,, Minnesota. <br /> <br />That the subject property is approximately 56 acres in size. <br /> <br />That the subject property is currently zoned R-1 Rural Residential. <br /> <br />That the property to the north and east is zoned R-1 Rural Residential. <br /> <br />That the property to the south is zoned R-1 Urban Residential. <br /> <br />That the property to the west is proposed to be rezoned from R-1 Rural Residential to R-1 <br />Urban Residential and be developed accordingly as Cedar Hills. <br /> <br />That on October 14, 1988, the developer submitted a subdivision application proposing to <br /> <br /> <br />
