On July 18, 1989, the Ramsey Planning and Zoning Commission recommended the preliminary plat approval of Chestnut Hills Addition with the following conditions: 1.) receipt of a favorable response from the U.S. Army Corps of Engineer's regarding the considered park area, 2.) developer resolving streel access to Sunfish Lake Boulevard via Sunfish Lake Drive in the Norlhwest portion of the plat and access via the proposed Cedar Hills Addition to a major lhroughfare out of the Southwest portion of Cedar Hills Addition, 3.) developer complying with the City Engineer's review daled July 17, 1989, especially Items 2, 3, 4, and 7. Regarding Item #3, the Planning and Zoning Commission does not recommend granting corner lot ordinances with the exception of those lots abutting the bike/pedestrian way. Aisc, the Park and Recreation Commission should have an opportunity to view the entire parks scheme for the Cedar Hills, Chestnut Hills and Windemere Woods Additions. Recommendations: Staff recommends preliminary plat approval of Chestnut Hills Addition contingent on the following: Metropolitan council granting MUSA boundary expansion to include the proposed subdivision. US Army Corps of Engineers approval of the joint park area for the Cedar Hills, Chestnut Hills and Windemere Woods Additions (wetland area exchanged). The developers' confirming they have road access from the southwest portion of Cedar Hills Addition to Sunfish Lake Boulevard N.W. and/or Industry Avenue N.W. and gaining access to Sunfish lake Boulevard Northwest via Sunfish Lake Drive Northwest. o Conformance to items as stipulated in the City Engineers dated July 17, 1989, and with the Planning and Zoning Commission recommendations of July 18, 1989. 5. Staff recommends that no variances be granted for corner lots (no exceptions). Council Action: Motion 1o approve/deny/table the preliminary plat of Chestnut Hills Addition based on Staff recommendations.
