On July 18, 1989, the Ramsey Planning and Zoning Commission recommended the preliminary <br />plat approval of Chestnut Hills Addition with the following conditions: 1.) receipt of a <br />favorable response from the U.S. Army Corps of Engineer's regarding the considered park area, <br />2.) developer resolving streel access to Sunfish Lake Boulevard via Sunfish Lake Drive in the <br />Norlhwest portion of the plat and access via the proposed Cedar Hills Addition to a major <br />lhroughfare out of the Southwest portion of Cedar Hills Addition, 3.) developer complying with <br />the City Engineer's review daled July 17, 1989, especially Items 2, 3, 4, and 7. Regarding <br />Item #3, the Planning and Zoning Commission does not recommend granting corner lot <br />ordinances with the exception of those lots abutting the bike/pedestrian way. Aisc, the Park and <br />Recreation Commission should have an opportunity to view the entire parks scheme for the <br />Cedar Hills, Chestnut Hills and Windemere Woods Additions. <br /> <br />Recommendations: <br /> <br />Staff recommends preliminary plat approval of Chestnut Hills Addition contingent on the <br />following: <br /> <br />Metropolitan council granting MUSA boundary expansion to include the proposed <br />subdivision. <br /> <br />US Army Corps of Engineers approval of the joint park area for the Cedar Hills, <br />Chestnut Hills and Windemere Woods Additions (wetland area exchanged). <br /> <br />The developers' confirming they have road access from the southwest portion of <br />Cedar Hills Addition to Sunfish Lake Boulevard N.W. and/or Industry Avenue <br />N.W. and gaining access to Sunfish lake Boulevard Northwest via Sunfish Lake <br />Drive Northwest. <br /> <br />o <br /> <br />Conformance to items as stipulated in the City Engineers dated July 17, 1989, <br />and with the Planning and Zoning Commission recommendations of July 18, <br />1989. <br /> <br />5. Staff recommends that no variances be granted for corner lots (no exceptions). <br /> <br />Council Action: <br /> <br />Motion 1o approve/deny/table the preliminary plat of Chestnut Hills Addition based on Staff <br />recommendations. <br /> <br /> <br />
