CASE ~ 7 <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL FOR ALICIA ADDITION <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />On May 12, 1989, the City of Ramsey received application and sketch plan lrom Thomas Opsahl <br />for Alicia Addition. The proposed addilion is located in the Northwesl Quarler of the I',lortnwesl <br />Quarler of Seclion g, Township 32, Range 25, Anoka. Minnesota, Minnesota. The site is <br />bounded by Counb' Road 63 on the Noah and Courtly Road 83 on the West. The proposed <br />subdivision has an area of 39.8 acres and consists of fourteen (14) single tamily rural <br />residential lots. The average gross density of the lots are 2.86 acres. Avenue towards the East and <br />Rabbit Street lo the South. <br /> <br />Observations: <br /> <br />Mr. Opsahl has submitted the modified plat layout addressing statements of the Planning and <br />Zoning Commission by providing street easements to the Southerly and Easterly boundaries of <br />the proposed plat. <br /> <br />On July 10, 1989, the Ramsey Planning and Zoning reviewed the proposed plat and determined <br />that it would be appropriate to extend the streets to the perimeters of the property. <br /> <br />Steve Gerister was present representing Mr. Opsahl and stated that the developer is meeting <br />ordinance by providing easements for the extension of streets to property perimeters. Mr. <br />Gerister also stated lhat with 4 in 40 zoning soon to be a reality, it is unlikely adjacent <br /> <br /> <br />
