prehminary pla! tot tn~ Dehwooo Hills Aodilion. <br /> <br />NOW THEREFORE, BE IT RESOLVED, THAT THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, GRANT FINAL PLAT APPROVAL <br />FOR DELLWOOD HILLS ADDITION CONTINGENT UPON THE FOLLOWING: <br /> <br />Fo <br /> <br />r¢,:,RKETABLE TIT-E. The Developer providing proof ol marketable lille for the properly <br />to lhe City of Ramsey. <br /> <br />PARK DEDICATION REOUIREMENTS. Park dedication requirement shall be fulfilled in <br />accordance with City Council's request for park dedication in effect at the time of the <br />application and in accordance with the Park and Recreation Commission recommendation. <br />The park dedication shall be satisfied by cash in the amount of Four Thousand Five <br />Hundred Dollars ($4.500.00) which represents a park dedication fee of Five Hundred <br />Dollars ($500.00)/Iol for nine fg) lots. The park dedication shall be provided to the <br />City prior to the recording of the plat. <br /> <br />IMPBOVEMENTS. The Developer will construct improvements shown on the plans as <br />direcled by the City Engineer, in accordance with the City standards and specifications. <br />These improvements include the construction of the street within the plat known as <br />171st Lane Northwest; including bituminous surfacing and related ditches, grading, <br />backslopes, drainage and seeding. The Developer shall restore all disturbed area as <br />specified by the City Engineer. The Developer shall also provide erosion control <br />measures during construction. Said improvements shall be completed on or before <br />September 1, 1990. <br /> <br />FINANCIAL GUARANTEE. The Developer shall provide a financial guarantee for the <br />construction of these improvements. This guarantee shall be in the form of cash or Cih' <br />approved Letter of Credit in the amount of Thidy Seven Thousand Five Hundred Dollars <br />($37,500.00), which amounts to 125% of the Engineer's estimated cost for such <br />improvements. In addition to the Letter of Credit, the Developer shall post a <br />maintenance guarantee at the time of the completion of the improvements in the amount <br />of Ten thousand dolls:s ($10,000.00). This security shall be deposited with the City in <br />Ine form of a cash escrow or a Letter of Credit in a form to be acceptable to the City. <br />This security shall be held by the City for One (1) year from the date of final acceptance <br />of the improvements. <br /> <br />GRADING AND DRAINAGE PLAN. The Developer shall comply with grading and drainage <br />plans submitted to and approved by the City Engineer. <br /> <br />TREE REMOVAL,DISEASED TREE CONTROL. The Developer shall prevent the introduction <br />and spread of tree disease into the residue tree populations of the subdivision and <br />adjoining properties and to reduce the impacts of construction on the residual property <br />of the subdivision and adjoining properties. The Developer shall: <br /> <br />Install physical barriers such as snow fence around trees that are to remain (the <br />fencing will be at least ten feet (10') from the remaining trees; <br /> <br />2. All equipment operators will carry a can of tree wound dressing and will apply <br /> <br /> <br />
