Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed addition is located in the Nortnw~s~ Ouarie; of 1he Norlhwesl Quarter of Seclion 8, <br />Township 32, Range 25, Anoka, M~nnesota, Minnesota. The sit6 is bounded by County Road 63 <br />on the North and County Road 83 on the West. The proposed sdbdivision has an are8 of 3,9.8 <br />acres and consists of fourleen (14) single tamity rural residential lots. The average- gross <br />density of the lots are 2.86 acres. Avenue towards the East and <br />Rabbit Street to the South. <br /> <br />Mr. Opsahl submitted a modified plat layout addressing statements of the Planning and Zoning <br />Commission by providing street easements to the Southerly and Easterly boundaries of the <br />proposed plat. <br /> <br />On July 10, 1989, the Ramsey Planning and Zoning reviewed the proposed plat and determined <br />that it would be appropriate to extend the streets 1o the per~,meters of the property. <br /> <br />Steve Gerister was present representing Mr. Opsahl and stated that the developer is meeting <br />ordinance by providing easements for 1he extension of streets to property perimeters.
