The Developer shall compl), with grading and drainage plans submilted to and approved by the City Engineer. TREE REMDVAL/DISEASEDTREECOf',r'FROL. The Developer shall prevent the imroducfion and spread of tree disease into the residue tree populations of the subdivision and adjoining properlies and to reduce the impacts of construclion on the residual properly of the subdivision and adjoining properties. The Developer shall: Inslall physical barriers such as snow fence around trees that are to remain (the fencing will be al least ten feet (10') from the remaining trees; All equipment operators will carry a can of tree wound dressing and will apply immediately to damaged trees if wounding occurs; Trees will only be skidded against other lrees that are to be removed. Trees in the middle twenty feet (20') of road easement will be removed first, with remaining trees to be removed to be skidded toward the middle of the road easement. CONSTRUCTION SITE DEBRIS. The Developer shalI adhere to Ordinance No. 89-11: An Ordinance Regulating the Dumping of Garbage, Refuse, Site Development and Construction Debris. STAGE II IMPROVEMENTS. The Developer shall be re,.quired to complete Stage I1 Improvements (e.g., sealcoating and street/traffic signs) as provided in Section 170.03 of the City Code. In addition, the Developer shall make advance payment to the City for these improvements. This advance payment shall be in the form of a cash deposit in the amount of Three Thousand Three Hundred Doliars (g3,300.00) which is 100% o4 the City Engineer's estimate. The City shall retain the interest. The advance payment shall be provided to the City at the time prior to the recording of the plat. BUILDING PERM!TS. The Developer agrees that in compliance with the City Code, no building permits for any lot in the plat shall be issued until the financial guarantees as described above have been provided and that all grading and class five gravel has been plaid on the roads. DEVELOPMENT AGREEMENT, The Developer agrees to enter into a Development Agreement with the City of Ramsey.
