170.06S SCE~:~ C <br /> <br />170.06D <br /> <br />In appropriate plats, as dete.~mined by agreement between %he <br />City Council and the subdivider, the subdivider may dedicate <br />to the public a scenic easement in co~ination with the <br />re.cuirements cf Sections 170.062 and I?0.0C3 above or, if the <br />subdivider and City Council agree, the scenic easement <br />dedication may be in lieu of up to 25% of the re.uuirements in <br />Sections 170.062 and 170.063 above. <br /> <br />REOUiRED IMPROVEME~TS <br /> <br />Subdividers shall be responsible for making certain <br />improvements to the parkland the}, dedicate within their <br />development for par)[, playground and public open space <br />purposes as fo!lows: <br /> <br />Provide finish grading and turf establishment for all <br />park, playground, trail and public open spaces and <br />provide landscape screening in accordance with City <br />Policy. <br /> <br />Complete, construct and pave trails which are identified <br />in the City's Trail Corridor Plan in accordance with City <br />Standards concurrently with the roads in their <br />developments (i.e., grading ~i~h site grading and paving <br />with street or parking lot paving). Park dedication <br />credit will be given for right-of-way connecting these <br />trails to existing cr proposed trails identified in the <br />City's Trail Corridor Plan as well as for construction <br />of the trail(s) and associated improvements. <br /> <br />Complete, construct, and pave walk~'ays which may be <br />re.cuired as a trail link connector in accordance with <br />City Standards. Such wa!)~-ays may be within or abutting <br />residential street right-of-ways. No park dedication <br />credit will be given for these connecting links cr <br />const_~action thereof. <br /> <br />Establish par)[ bounda_~%_~ corners for the purpose cf <br />erecting par}[ limit signs. The developer shall contact <br />the appropriate Parks and Recreation Department personnel <br />for the purpose of identifying park property corners. <br /> <br />Provide sufficient public road access of no less than <br />feet for neigbZoorhood parks, and additicna! frontage for <br />community parks. <br /> <br />~nere improvements are to be made, the subdivider shall <br />submit a site, grading and landscape plan prepared by a <br />registered engineer cr landscape architect to the City <br />for approval during the preliminary plat process. <br /> <br />5 <br /> <br /> <br />
