Mr. Gerald Zimmerman
Page 2
June 6, 1989

In review of the streets, the cul-de-sac to the south exceeds
the maximum length of 600 as allowed by City Code. Also, the
name of the proposed cul-de-sac should follow the City's
street name grid system.

In review of the Anoka County Soils Survey, the soils on the
plat consists of Zimmerman sand, N}~ore sand, Meehan sand and
marsh. Meehan sand and marsh are unsuitable for on-site
wastewater disposal systems. Therefore, a number of lots will
need filling to meet the Class I soil requirements of the City
Code. Based on the soil borings, filling will be required to
approximately elevation 874.

The plat should be reviewed by the Park Commission for a
recommendation on park dedication.

If you have any questions in regard to the sketch plan, please let
us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R.
