Su)~eyor~ & <br />Landscape Architects <br /> <br />July 5, 1989 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, ~ 55303 <br /> <br />Re: Nature View Addition Preliminary Plat Review <br /> <br />Dear Mr. zimmerman: <br /> <br />We have reviewed the preliminary plat for Nature View Addition and <br />offer the following comments: <br /> <br />Nature View Addition is a proposed 72.2 acre development <br />consisting of 20 single family lots. <br /> <br />All the lots except Lot 2, Block 1 meet the minimum lot sizes <br />of two and one-half acres. Also, Lots 1, 2 and 3, Block 2 do <br />not meet the minimum width requirement of 200 feet and would <br />rewire variances. <br /> <br />In review of the streets, the cul-de-sac to the south exceeds <br />the maximum length of 600 as allowed by City Code. Also, the <br />name of the proposed cul-de-sac should follow the City's <br />street name grid system. <br /> <br />In review of the Anoka County Soils Survey, the soils on the <br />plat consists of Zimme.--man sand, Ns~ore sand, Meehan sand and <br />marsh. Meehan sand and marsh are unsuitable for on-site <br />wastewater disposal systems. Therefore, a number of lots will <br />need filling to meet the Class I soil re.~irements of the City <br />Code. Based on the soil borings, filling will be required to <br />approximately elevation 874. The plat illustrates general <br />areas of fill to elevation 874. The grading plan should <br />illustrate proposed grades. Additional fill will be re.quired <br />in Lot 1, Block 3 to achieve buildable area at or above 874. <br /> <br />The preliminary plat shows park dedication consistent with the <br />Park Commission's recommendation for land dedication. <br /> <br />2.
