Ail of the lots meet the City's minimum <br />width and area requirements of 200 feet and 2.5 acres, <br />respectively. <br /> <br />According to the Anoka County Soil Survey, soils in the area <br />consist of Hubbard coarse sand with the exception of Lot 2, <br />Block 1 which has an area with high water. Based on the soil <br />borings, the water table on the site varies from elevation 867 <br />to 871. Therefore, all the proposed lots have adequate <br />Class I soils for on-site wastewater disposal systems. <br /> <br />3) <br /> <br />In review of the proposed drainage improvements, it is <br />proposed to pond all the runoff on the plat. In review of the <br />drainage calculations and the grading plan, all of the <br />drainage areas with the exception of area E do not provide for <br />adequate storage. <br /> <br />4) <br /> <br />Since none of the detention areas have outlets, the building <br />elevations of the lowest floor should be set at least three <br />feet above the highest known water levels as stated in the <br />Environmental Protection Ordinance. <br /> <br />5) <br /> <br />In review of access to the plat, the primary access will be <br />from Armstrong Boulevard N.W. (County Road No. 83). The <br />proposed access to the County Road should be reviewed by the <br />Anoka County Highway Department.
