N.W. <br />PIN #26-32.25-33-0002 <br /> November 2, 1989 <br /> <br />That Mr. Mark Manthei and Mr. Robert McElhaney, hereinafter referred to as "Applicants", <br />have properly applied for a conditional use permit to operate a recreational vehicle sales <br />business in the I-1 Industrial District. <br /> <br />That the Applicants appeared before the Ramsey Planning and Zoning Commission for it <br />public hearing pursuant to Section 170.013D of the Ramsey City Code on November 6, <br />1989, and that said public hearing was properly advertised and that the minutes of said <br />public hearing are hereby incorporated by reference. <br /> <br />That the subject property is generally known as 14250 Sunfish Lake Blvd. N.W. and <br />legally described as follows: <br /> <br />That part of the Southwest Quarter of the Southwest Quarter of Section 26, Township 32, <br />Range 25, Anoka County, Minnesota, described as follows: Commencing at the <br />Northwest comer of said Southwest Quarter of Southwest Quarter, then Southerly along <br />the Westerly line of said Quarter-Quarter a distance of 360 feet to the actual point of <br />beginning. Then Easterly at right angles to last described line a distance of 456 feet; then <br />Southerly at right angles to last described line a distance of 220 feet; then Westerly at right <br />angles to last described line a distance of 456 feet more or less to it's intersection with the <br />Westerly line of said Southwest Quarter of Southwest Quarter; then Northerly along the <br />said westerly line to the point of be~nning (subject to the Westerly 60 feet for road <br />purposes) (except that part platted as Anoka County Highway right-of-way plat No. 1 <br />recorded 7/16/74). <br /> <br />That the subject property is located in the I-1 Industrial Distr/ct and is approximately 2.5 <br />acres in size. <br /> <br />That vehicle sales in not a permitted use in the I-1 Industrial District. <br /> <br />That there are other similar permitted uses in the Cit3,. <br /> <br />That the subject property is surrounded by I-1 Industrial zoning. <br /> <br />That the subject property is currently owned and occupied by Gordon Oftedahl and the <br />Applicants have indicated a plan to enter into a land ownership partnership with Gordon <br />Oftedahl if the conditional use permit is approved. <br /> <br />That there is an existing building on the site that includes and a shop area. <br /> <br />That the portion of the property proposed to be used for recreational vehicle sales and <br />customer parking is currently paved. <br /> <br />That four offices and one shop stall in the existing building will be utilized by W.S. <br />Motors. <br /> <br />That the remaining shop area will continue to be utilized by G.O. Racing, the current <br />occupant and owner of said building. <br /> <br /> <br />
