14. <br /> <br />15. <br /> <br />16. <br /> <br />17. <br /> <br />18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />23. <br /> <br />24. <br /> <br />25. <br /> <br />That the Applicants are proposing site improvements that include painting the building <br />exterior; providing paint, wallpaper and carpeting in the office area; remodeling the <br />bathroom with ceramic tile; replanting the lawn area at the building front; planting flowers <br />at both of the property entrances. <br /> <br />That according to the City's Comprehensive Plan, the subject site is located within the 1990 <br />MUSA area; anticipated to be served by sanitary sewer and municipal water in the near <br />future; and the proposed use would be inconsistent with anticipated future development. <br /> <br />That the proposed use will increase traffic to and from the subject property. <br /> <br />That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity. <br /> <br />That the proposed use will not substantially impair the use, enjoyment or market value of <br />an5' surrounding property. <br /> <br />That the proposed use will not be harmonious and in accordance with the specific <br />objectives of the Comprehensive Plan. <br /> <br />That the proposed use will be designed, operated and maintained so as to be appropriate in <br />appearance with the existing character of the general vicinity but may change the intended <br />character of the area. <br /> <br />That the proposed use will not be hazardous or disturbing to existing or future neighboring <br />USES. <br /> <br />That the proposed use will be an improvement to the subject property. <br /> <br />That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services. <br /> <br />That the proposed use will not involve uses, activities, processes, materials and equipment <br />and conditions of operation that will be den-imental to any persons, property, or the general <br />welfare by reason of excessive production of traffic, noise, smoke, fumes, glare or odors. <br /> <br /> <br />
