However, several of the <br />lots near the wetland may be. deficient in Class I soils. <br /> <br />Al%. bu~ borincs~ _~-~_ (6.3' to ~=~~.~..~ soils) and .:-6 .~.~=~e~-~"-~ <br />mottled soils within 6' cf the surface. Thus, modification <br />with fill will be required and additional borings are needed <br />to determine suitability for on-site systems, particularly on <br />lots near the wetland· A minimum of 27,225 square feet of <br />contiguous Class I soils must be contained within each lot. <br />Since the wetland is state protected, any proposed filling of <br />the wetland will need to be reviewed by DNa. <br /> <br />The city should consider the criteria and objectives listed <br />in Ordinance 170.016K in processing the rezoning to a PUD. <br /> <br />City Code re,aires a minimum of 20% of public or private <br />recreation and open space. At the proposed density, a minimum <br />10% public park dedication and/or cash in lieu of is re_~uired. <br />The total open space proposed is approximately 24% inclusive <br />of ~oad right-of-way._. Road ROW's cannot be included in the <br />count. The preliminary plan indicates less than 10% <br />dedication of land for public park (5.7%). <br /> <br />Land to be dedicated as public park should be clearly <br />indicated as such. The Parks Commission will be reviewing the <br />PUD at their December 14 meeting. In all likelihood, they <br />will recommend additional ladd on the south side of Trott <br />Brook. This should not significantly impact the lots in <br />Block 4. <br /> <br />In review of reqmirements for preliminary'plans, the following <br />items were not provided: <br /> <br />Location of all proposed buildings. <br />Location of driveways. <br />Front, side and rear yard setbacks. <br />Lmndscape plan. <br />Grading and drainage plan which shows proposed contours. <br />Soil borings which show the presence of suitable Class I <br />soils. <br />Profiles of all existing streets within 100 feet of the <br />plat. <br />Existing zoning classifications in and abutting the PUD. <br /> <br /> <br />
