Sketch Plan Review: Ramsey Town Center 2~a Addition
November 26, 2003

Min. width with no parking
Min. width with parking
permitted on one side

24 feet

28 feet

Min. width with no parking 32 feet
restrictions
Max. length without 200 feet
turnaround
300 feet

Max. length with a turning
provision provided
Max. length with cul-de'sac

600 feet

The 22-fbot wide private streets shown in the sketch plan do not meet the City's width
standard and will need to be revised to be 24 feet. In addition, Staffhas concerns with the
provision of so many private streets. The City requires that at least one public street go
through the development with a 60-foot fight-of-way and a 32-foot wide road. In reviewing
the sketch plan, it appears that the 32-wide private street located in the center of the
development should be changed to a public street. There is also concern that with all of the
private streets being connected and providing a "loop" thru the development, there may need
to be a need to have additional public streets instead of the private streets shown. Please
contact Brian Olson, Assistant Public Works Director at (763),433-9825 to discuss these
matters further.

Open Space: The proposed sketch plan shows an area that could be considered as "open
space". As part of the preliminary plat submittal, please provide information on bow this
area would look and the size of the open space. Comments raised in Item #3 of this letter may
lead to the open space being relocated.

Access and Streets: The development will be served from Peridot St. NW and from East
Rarnsey Parkway. Please refer to Item #5 of this letter regarding the use of private streets
within the development. All street names (including private streets) shall be named in
accordance with the City's street grid.

Grading and, Drainage: A grading plan is not required to be submitted for sketch plan
review. General items that will be required on the grading plan submitted with the
preliminary plat include:

Soil boring locations with a report outlining soil types and depth to groundwater

A drainage area map showing the acreage of each drainage sub. area must be
submitted. Calculations must be submitted showing the pre-development and post
development runoff rates, in CFS for the 10 year and 100 year storm events. A
permit must be obtained from the Lower Rum River Water Management
Organization.
