We offer the following comments: <br /> <br />General: The site plan proposes to expand the off-sale liquor store by 912 square feet to make <br />room for product coolers and another 168 square feet for a separated front door entrance. The <br />site plan also proposes to upgrade the building facade which includes the removal of the existing <br />awning and the addition of a 2 foot soffit. <br /> <br />Zoning: The site is zoned B-2 Highway Business. The property is cUrrently subject to .a <br />moratorium during the preparation of an AUAR for the Highway #10 Corridor as it relates to <br />future upgrades in the transportation system. The City is in receipt of Mr. Touchette's request for <br />an exception to the moratorium and it will' be addressed by the City Council. Any <br />recommendation for site plan approval from the Planning Commission will have to be contingent <br />upon obtaining an exception to the moratorium. <br /> <br />Lot Coverage: The subject property is 1.95 acres (85,176 square feet) in size. Lot coverage is <br />restricted to 35% of the lot area or 29,811 square feet. The existing buildings total 21,150 square <br />feet; the additions total 1,080 square feet. The proposed total lot coverage is 22,230 square feet, <br />which equates to a lot coverage of 26%. <br /> <br />Utilities: Sanitary sewer and municipal water are not available to the site. The facility will <br />continue to be served by on-site sewer and water. <br /> <br />Setbacks: According to the site plan, the new entrance will be 55.5 feet from the front property <br />line; the front yard setback in the B-2 Highway Business District is 35 feet. The-building <br />addition for the product coolers will be 20 feet from the side property line; the required setback is. <br />l0 feet. <br /> <br />25 <br /> <br /> <br />
