P~eview Letter: MGM Wines & Spirits <br />November 26, 2003 <br />Page 3 of 3 <br /> <br />Drainage and Grading: The proposed building addition for the product coolers represents a <br />minimal amount of impervious surface (912 square feet) being added to the site and a drainage <br />plan in not necessary in this case. <br /> <br />Signage: The site plan identifies a free-standing sign. A separate application for a sign permit is <br />required. The City' will review the proposed signage when a .sign permit application has 'been <br />submitted and the applicable fees have been paid. It should be noted that City Code allows one <br />monument/ground sign per lot of record. <br /> <br />Condition of Premises: Staff has been worldng with the property owner for the, past year to <br />remove unsightly storage items from the rear yard of the site. There has been significant <br />improvement but the efforts need to be completed. Staff will be recommending that the <br />development permit for the building expansion include gome terms ~o address the completion of <br />the site clean up efforts. <br /> <br />Storm Water Management Fee: The stormwater management fee is applicable to new <br />construction only. <br /> <br />REU Number: The Residential Equivalent Unit (PdELO will determine the amount this parcel <br />pays to the City's storm water utilities. This number is based upon the amount of impervious <br />area of the site. Once these areas are noted on the site plan, the REU will be adjusted. <br /> <br />Inspection Fee: The building expansion does not include any site improvements and therefore, <br />no inspection fees will be required. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, December 4 , 2003, at <br />Ramsey Fire Station #2, 15050 Armstrong Blvd. N.W., to review the proposed site plan. You or <br />your representative may want to be present to answer any questions that may arise.
