Subd. 4. New Uses (Subject to Standards established in Subd. 4 and <br />Performance Standards established in §9. i0) <br /> <br /> a. Restaurants, cafes, on and off-sale liquor. <br /> b. Private clubs or lodges serving food and beverages. <br /> c. Commercial recreational uses. <br /> d. Governmental and public utility buildings and structures. <br /> f. Motor vehicle, implement, and recreation equipment sales and <br /> service. <br />g. Animal Clinics. <br />h. Adult uses-principal and adult uses-accessory. <br />i. Enclosed retail sales and rental activity. <br />j. Offices, banks, personal and professional services. <br />k. Drive-in and convenience, fast food establishments. <br />1. Commercial car washes (drive through and mechanical). <br />m. Gas station, truck stop, and motor vehicle repair. <br />n. Outdoor commercial recreation. <br />n. Convenience grocery and/or food operations with convenience gas <br /> (no vehicle service or repair). <br />o. Day care services. <br /> <br /> Subd. 5. Building addition <br />b. Remodeling or altering 35% or greater of the gross exterior <br /> wall surface area (this excludes routine maintenance of siding <br /> roofs, and windows) <br />c.
