d. Pylon or ground sign increase in height and size <br /> <br />Subd. 7. Existing Uses - Minor. The following expansion of <br />existing uses will constitute a minor, change and will require approval by <br />Staff. <br /> <br />a. Altering 34% or less of the gross exterior wall surface area <br />b. Altering more than 50% of the building interior <br />c. Expanding parking lot or impervious surface <br />d. Resurfacing parking lot or imperious surface <br /> <br />Sub& 8. Non-Conforming Uses. Property that exceeds the 25%. total building square <br />footage restriction upon the effective date of this ordinance shall be considered a legal <br />non-conforming use. Any legal non-conforming building shall not be enlarged or <br />reconstructed to a size that exceeds the 25% square footage restriction established in this <br />ordinance. <br /> <br />Subd. 9. Termination. A special use permit shall terminate upon the occurance of any of <br />the following events; whichever occurs first: <br /> <br />a. Acquisition of the property for the improvements to U.S. <br /> Highway 10; or <br />b. A violation of conditions and subsequent revocation of permit <br /> in accordance with procedures provided in section 9.04.04; or <br />c. Cessation of the special use for 30 consecutive days. <br /> <br />Subd. 10. Standards (Also refer to §9.10 for general performance <br /> <br />standards.) <br /> <br />a.
