Alpine Woods <br />Sketch Plan Revie~v <br />~Vovernber 25,. 2003 <br />2 of 3 <br /> <br />Drainage: Grading and drainage plans will need to be provided during the preliminary plat <br />process. Ponding will be required prior to discharge into public water bodies such as the on-site <br />wetlands. A permit from the Lower Rum River Water Management Organization will be <br />required. Wetlands need to be delineated and protected with drainage and utility, easements. <br /> <br />Access to Lots: The proposal includes a publit road that gains access to the plat from' 153rd <br />Lane NW and CSAH 57 (Sunfish Lake Blvd.). The Sunfish Lake Blvd. access will be directly <br />across the street from an access to the Alpine Acres townhome development. The proposal also <br />provides ~br a future connection to the remainder of High Point 2nd Addition to hhe north. A <br />temporary cul-de-sac will need to be provided until this road is extended further northward. Staff <br />is requesting that you explore the possibility, of providing a stub street to serve the lots in the <br />southeastern portion of the plat, should they develop in the future. The proposed cuL-de-sac does <br />not exceed the. 600-ft. length restriction. <br /> <br />Staff has submitted the sketch plan to Anoka County for review and comment. It is anticipated <br />that the right-of-access along Sunfish Lake Blvd. wilI be dedicated to Anoka County. It should be <br />anticipated that the access serving Lot 21, which has an existing residence to remain after <br />platting, will need to be rerouted to the local residential street. <br /> <br />Utilities: All lots are proposed to be served by municipal sewer and water, which would access <br />the plat from the Alpine Acres development to the east. <br /> <br />Park Dedication: The sketch plan will be forwarded to the Park and Recreation Commission at <br />their meeting on December 4, 2003. The City has the option for land, cash or a combination <br />thereof. It is expected that a formal Park Dedication recommendation will occur once the <br />preliminary plat is submitted. <br /> <br />Trail Fee: Both cash Park Dedication and the Trail Fees must be paid for new lots created prior <br />to release of the f'mal plat for recording. <br /> <br />Stormwater Management Fee: A stormwater management fee must be paid for the new lots <br />being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br />release of the fmal plat for recording. <br /> <br /> <br />
