In review of the final plat, we offer <br />the following comments: <br /> <br />An address map was not provided. <br /> <br />Soil borings were not provided as required by City Code. <br />However, we would recommend that a variance be granted for <br />this requirement since the soils in the area are Nymore soils <br />which are Class I soils. <br /> <br />In review of the drainage and utility easements, the easement <br />on Lot 3 should be expanded on the west side to provide at <br />least a 10 foot wide connection to the lot line easement. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />A variance be granted to section 170.037B.i of the city Code <br />for soil borings and the items addressed above be provided or <br />corrected. <br /> <br />The developer pays the park dedication fee as required by City <br />Code. <br /> <br />7_7_2 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427~5860 Fax 612/427-3401 <br /> <br /> <br />
