Page 2 <br />January 22, 1990 <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />A variance be granted for the length of the 165th Avenue cul- <br />de-sac and the items addressed above be provided by the <br />developer. <br /> <br />The developer post the required bond or escrow and enter into <br />a developer's agreement to complete the improvements. We have <br />estimated the cost of improvements to be $62,000. The bond <br />or escrow is 125 percent of the estimated cost or $77,500. <br /> <br />The developer agrees to pay for Stage II improvements as <br />stated in Article 170.039c of the City Code.
