Banwart, Community Development Director Background: The proposed subdivision has an area of approximately 80 acres and consists of twelve (12) Rural Residential lots, one (1) outlot and designated park areas. The density of this plat is one (1) dwelling per each 6.7 acres with a park area of approximately 16.9 acres (21% of the total land area). The current and proposed land use is R-1R Rural Residential District. The property is generally described as the West half of the Southwest Quarter of Section 9, Township 32, Range 25, and Lot 8, Block 6, Golden Eagle Estates, Anoka County, Minnesota. The PINs are 09-32-25- 32-0001, 09-32-25-33-0001 and 09-32-25-31-0017. Helgeson for Trott Brook Ridge Addition. On October 3, 1989, the Ramsey Planning and Zoning Commission accepted the sketch plan for Trott Brook Ridge Addition and direct the subdivider to proceed to the preliminary plat stage as per the City Engineer's report of September 26, 1989. In addition, the Ramsey Planning and Zoning Commission agreed that the front yard setbacks should be down sized on lot on Block 3 in order to get the future houses closer to the road versus the wetland. The subdivider, Dean Helgeson, noted the need for a variance for the cul-de-sac length had been eliminated due to redesign of the plat layout. On October 12, 1989, the Ramsey Park and Recreation Commission approved the sketch plan and proposed park dedication as shown for the Trott Brook Ridge Addition. On November 6, 1989, the Ramsey Planning and Zoning Commission conducted the public hear/ng for Trott Brook Ridge Addition and tabled the case until their special meeting scheduled for November 21, 1989.
