Page 2
March 21, 1990

In review of the drainage, the site should be graded to drain
away from the building rather than towards the building.
Also, provisions to control erosion at the point where the
parking lot drains into the County ditch should be made.

The radii at the points where the driveways meet the street
and the parking areas should be specified.

As previously recommended, the developer has not relocated the
northeasterly driveway to be 150 feet from the centerline of
Armstrong Blvd. The City Code does not specifically address
this issue in the rural area but in the urban the requirement
is 300 feet. The City Code does require that traffic
generated shall be channelized and controlled in a manner to
avoid congestion of public streets and traffic hazards.

We would recommend approval of this site plan subject to meeting
the requirements of the City Code.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

Peter R.
