You have <br />supplied to us a copy of Section 170.015H of the City of Ramsey <br />Zoning Ordinances, which governs non-conforming uses. <br /> <br /> As I mentioned, my client, WCCO Radio, is interested <br />in purchasing the Property as a stand-by radio transmission <br />facility. As I also mentioned, WCCO needs assurances from <br />the City of Ramsey that the uses of and improvements to the <br />Property that WCCO intends to undertake are permissible under <br />Section 170.015H. WCCO obviously does not want to purchase <br />the Property unless it can use it in the manner desired. <br />Accordingly, this letter will set forth certain uses of and <br />improvements to the Property which WCCO wishes to undertake. <br />Those uses and improvements are as follows: <br /> <br /> 1. As I stated above, WCCO intends to use the Property <br />as a stand-by radio transmission facility. It is my <br />understanding that the facility is now used as a radio <br />studio and that the presently existing antenna and satellite <br />dishes could serve as a stand-by for the present tenant, <br />Magic 108, if the need should arise. Likewise, Midwest <br />intends to use the antenna and satellite dishes as a <br />stand-by facility and would broadcast using the antenna <br />when its main antenna is out of service for maintenance <br />or other reasons. We need assurance from the City of <br /> <br /> <br />
