Mr. Gerald Zimmerman <br />Page 2 <br />December 5, 1989 <br /> <br />In review of the data required by the City Code for <br />preliminary plat approval, the following items were not <br />provided: <br /> <br />Certification of the boundaries by a registered surveyor. <br />Boundary line survey. <br />Existing zoning classifications in and abutting the plat. <br />Location and width of existing streets including type of <br />surfacing and all others underground facilities in and <br />within 100 feet of the plat. <br />Names of the owners of the abutting properties. <br />Soils data as per City Codes. <br />A future subdivision plan. <br /> <br />In review of the grading and drainage plan, the proposed <br />contours will have to be shown. Based on the Comprehensive <br />Drainage Study, a majority of the plat is proposed to drain <br />to the Rum River. The storm sewer at 155th Lane and Roanoke <br />Street was sized to accommodate the majority of the runoff <br />from the plat. However, a detention pond may be required for <br />the runoff from Block 2. <br /> <br />The proposed plat provides for 1.02 acres of trail corridor <br />as park dedication. Based on the current ordinance, the <br />required park dedication is 3.77 acres.
