Mr. Gerald Zimmerman
Page 2
December 5, 1989

In review of the data required by the City Code for
preliminary plat approval, the following items were not
provided:

Certification of the boundaries by a registered surveyor.
Boundary line survey.
Existing zoning classifications in and abutting the plat.
Location and width of existing streets including type of
surfacing and all others underground facilities in and
within 100 feet of the plat.
Names of the owners of the abutting properties.
Soils data as per City Codes.
A future subdivision plan.

In review of the grading and drainage plan, the proposed
contours will have to be shown. Based on the Comprehensive
Drainage Study, a majority of the plat is proposed to drain
to the Rum River. The storm sewer at 155th Lane and Roanoke
Street was sized to accommodate the majority of the runoff
from the plat. However, a detention pond may be required for
the runoff from Block 2.

The proposed plat provides for 1.02 acres of trail corridor
as park dedication. Based on the current ordinance, the
required park dedication is 3.77 acres. Therefore, th~
balance of the park dedication will have to be provided in
cash.

We would recommend approval of the preliminary plat subject to
revising the street plans and lot layout as discussed and providing
the preliminary plat data as required by ordinance.

If you have any questions in regard to the preliminary plat, please
let us know.

Sincerely,

HAKANSON ANDERSON ASSOCIATES, INC.

cc: Zoning Members
Mark Banwart, Comm. Dev. Dir.
Ann Canis
Bolton & Menk, Inc.
File: RA2:15-121
