Also, as previously stated, a <br />detention pond should be provided for runoff from Block 2. <br /> <br />In review of the drainage plans, plan and profile of the storm <br />sewer must be provided along with details of the structures <br />and inlets. The plans will also have to show how the storm <br />sewer will connect to the existing storm sewer on Roanoke <br />Street. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />A variance be granted for the areas of Lot 2, Block 2 and <br />Lot 2, Block 3 which do not meet the minimum required by City <br />Code. <br /> <br />2. The items addressed above are provided and corrected. <br /> <br />The developer post the required bond or escrow and enter into <br />a developer's agreement to complete the improvements. We have <br />estimated the cost of improvements to be $109,200. The bond <br />or escrow is 125 percent of the estimated cost or $136,500. <br /> <br />The developer agrees to complete Stage II improvements as <br />stated in Article 170.039c of the City Code.
