Ramsey, MN 55303 Re: Revised Site Plan/Plan Dated - Revised 4/17/90 Received 4/20/90 Hauser Liquor Store Dear Council Members: Since our letter of March 21, 1990 to the City Council, the developer has made minor revisions: The east entry drive to 146th Avenue has been eliminated and a 20' wide drive is provided along the north side of the building. 2. Landscaping plan has been revised. With respect to item 1, the standard driveway width for two-way traffic is 24'. This drive area should be widened to provide safer traffic flow and to be consistent with the drive area on the east side of the building. Plant materials shown on the north side of the building are poorly suited for the shady north exposure. Shade tolerant plants should be selected if this area is to be planted. The proposed spruce south of the building would have to be removed with any future improvement tying this building to the building to the south. Plant quantities and botanical names are required by code to be shown. (Note comment below - required plantings along streets.) In review of the City Code and requirements and as outlined in our March 21, 1990 letter, the following items yet remain to be revised: The 12 inch culvert in the entrance to Armstrong Blvd. should be replaced with a 15 inch culvert as required by city Code. Landscaping along Armstrong Blvd. and 146th Ave. should be provided as required by City Code. Generally, these would be hardwood deciduous boulevard trees with approximately 35'- 40' spacing.
