The proposed plat consists of 100 residential lots. <br /> <br />Block 4 of the plat abutts the Ramsey Terrace Pond which is <br />a general development lake. The lots adjacent to this lake <br />must have 15,000 square feet above the ordinary high water <br />mark, 75 feet of water frontage and a structure setback of 50 <br />feet from the ordinary high water mark. Lots 7, 8 and 18 do <br />not have 75 feet of water frontage and Lot 17 does not have <br />15,000 square feet above the ordinary high water mark. <br /> <br />City Code requires that corner lots be platted 10 feet wider <br />than interior lots or 90 feet in width. Lot 14, Block 3 and <br />Lots 3 and 11, Block 5 do not meet the minimum requirement for <br />corner lots. These lots are adjacent to the bike trail and <br />the planning and zoning commission recommended variances be <br />granted for these lots. <br /> <br />In review of street right-of-way widths, we find that they <br />have been revised to meet the requirements of the City Code. <br /> <br />In review of the required preliminary plat data by the City <br />Code, the following items were not provided: <br /> <br /> Soils data. <br /> Street names. <br /> Easements were not shown. <br /> Profiles of proposed streets. <br /> <br />222 Monroe Street <br />Anoka, Minnesota 55303 <br /> <br />612/427-5860 <br />Fax 612/427-3401 <br /> <br /> <br />
