The preliminary plat is basically the same as the <br />preliminary plat approved by the planning commission with the <br />exception of minor modifications. <br /> <br />Following is a list of revisions made since our letter of april 24, <br />1990 to Mr. Gerald Zimmerman: <br /> <br />The P.U.D. consists of 125 lots and one outlot with a minimum <br />lot area of one acre. Five of the lots will be used for the <br />golf course and clubhouse. The outlot is proposed to be used <br />for drainage and open space. <br /> <br />Lot sizes vary from one acre to 2.6 acres and lot widths vary <br />from 50 feet on cul-de-sacs to 315 feet on regular streets. <br />A majority of the residential lots meet or exceed 1.5 acres <br />with an average area of 1.75 acres. <br /> <br />In review of the street right-of-ways, the radii on the cul- <br />de-sacs have been increased from 60 feet to 65 feet. <br /> <br />The developer is proposing to provide shared driveways on <br />Jarvis Street.
