The total area of the proposed subdivision is <br />approximately 37 acres. Two lots are being created from the <br />parcel, Lot 1 being 27 acres and Lot 2 being 10 acres. At the <br />proposed density, the park dedication is 7% of the land or a cash <br />equivalent based on the fair market value or $350 per residential <br />unit. <br /> <br />We have reviewed the City park and trail map and determined that <br />the property lies just outside of the northern limits of the <br />possible alignment of the Mississippi River Trail. No other park <br />land has been determined to be required for this area. <br /> <br />Our recommendation, thus, is to accept cash in lieu of land for <br />park dedication. Since this addition is being processed as a minor <br />subdivision, park dedication is based only on the new 10 acre lot <br />being created rather than the gross area. The conservatively <br />estimated fair market value is $1,700/acre.
