CA~E # I <br /> <br />REVIEW STATUS OF JUNIPER WOODS ~DDITION DRAINAGE <br /> By= Pete Raatikka, City Engineer <br /> <br />"~ackgroun~: <br /> <br />Since the May 22, 1990 Council meeting, I have had three borings <br />and three percolation tests completed on the project site. Two <br />borings were completed in the drainage pond on Lot 1, Block 5, Rum <br />Acres Estates and the other boring was completed on the west side <br />of Lot 1, Block 5, Rum Acres Estates. All borings indicated that <br />the water table was 12 to 14 feet below the pond bottom. The area <br />to approximately 9 feet below the pond consisted of fine sand with <br />thin layers of silt. Percolation tests were also performed on the <br />pond bottom and just below the topsoil in the pond. Both <br />percolation tests showed that the percolation rate was four inches <br />per 24 hours. A third percolation test was completed at the pond <br />within the plat between Tonto and Ute Streets. That test showed <br />a percolation rate of 46 inches per hour. <br /> <br />In review of alternatives for the drainage from the Juniper Woods <br />plat, we have explored three alternatives. Of the three <br />alternatives, the following two were found to be feasible: <br /> <br />Drain Juniper Woods and Rum Acre Estates North to the Juniper <br /> <br />Woods Pond <br /> <br />This alternative would require construction of storm sewer <br />from Lot 1, Block 5, Rum Acre Estates to the intersection of <br />151st Avenue and Tonto Street and northerly to the pond in <br />Juniper Woods. A swale would be constructed on the north edge <br />of Lot 1, Block 5, Rum Acre Estates from the intersection of <br />151st and Juniper Ridge Drive to the proposed storm sewer <br />outlet. The remainder of Lot 1, Block 5 would revert back to <br />the developer as per the agreement dated December 7, 1977 <br />which states that the easement exists until such time as the <br />developer places within the platted area sufficient storm <br />sewer eliminating the necessity of said easement. <br /> <br />B. Maintain Lot 1, Block 5, Rum Acre Estates as a Pondinq Area <br /> <br />This alternative would utilize the ponding area as constructed <br />on Lot 1, Block 5. It is proposed to clean off the slopes of <br />the pond to increase lateral movement of water. Since the <br />percolation rate of the pond bottom is approximately 4 inches <br />per 24 hours, it is anticipated that the pond would maintain <br />water a majority of the time. The ponding area could be <br />seeded with wild grasses to provide a habitat for wildlife. <br /> <br /> <br />
