I have studied the in~:orma~ion <br />sent to the residents ~r'-om the city and have discussed the <br />available plans ~or {he three developments o~ Windemer'e <br />Woods~ Cedar Hills~ and Good Value Homes with city personnel <br />and wit. h Merlin Otto o~ Hakanson Anderson Asst. engineering <br />~irm. I am told there are 22~J - 230 homes pr"ojected ~:or the <br />3 p 1 at s. <br /> <br />Even though I would like to speak against this high density <br />housing in general, in what has been a basically urban/rural <br />setting~ my major concern is about, the ingress and egress <br />roads to these developments. According to Mr. Otto, <br />virtually all o~-. the tra~¥ic ~or all developments will go <br />through Hunter's Hill or Ramsey Terrace and some through <br />Windemere Woods on the way to County Roads 57~ 5, and ll6. <br /> <br />A development pl.an can be denied by the F' and Z Board i~ it <br />adversely a¥~:ects a surrounding neighborhood, i believe the <br />PROPOSED PLAN SHOULD BE DENIED on the basis o~ t. he adverse <br />a~:~ec:ts '~.o Hunter's Hill and Ramsey Terrace because o~ the <br />r-oad/tra~~.~:ic plan. <br /> <br />When :11 went 'l:.o the City Flall on October .....,:./'"'~'~ there were <br />development pi. aris availab].e ~or only Cedar Hills and <br />Wi ndemer'e Woe, els. When S'y]. vi a and I tri ed to I i ne them Ltp ~ <br />the streets between the two developments didn't even match <br />up. It would appear that there has been little coordination <br />:i.n planning b(~tween these two p].ats. <br /> <br />There should be access roads to these new developments that <br />would give direct access to County 57 and ~16 without g~ing <br />t'.hrough existing neighborhoods. The only access to heavily <br />travel ed 57 is through Hur-~ter's Hill. There is undeveloped <br />].ar"~d south o~,: Cedar' Hills plat. It would be much more <br />r-easc)r-~ab].e to have a direct road to 116 through tha'lz parcel <br />o~ land. Wi'l'-h the current proposal: 142ncl Ave. in Cedar <br /> <br /> <br />
