Assistant Public Works Director Olson asked if it was required for a corridor along Tiger <br />Meadows. <br /> <br />Commissioner Shryock believed they did require a trail. <br /> <br />The Commission decided to table this item for further information. <br /> <br />Case #3: Recommend Park Dedication for Val Vista Estates <br /> <br />City Civil Engineer 11 Linton stated Eugene Valerio is requesting sketch plan approval to create <br />two new lots from his 9.67-acre parcel located at 16514 Jaspar Street NW, Ramsey. The <br />Planning Commission case is att, ached for your reference. <br /> <br />The City has the option of cash, land or a combination of cash and land for park dedication. The <br />City's 2003 park dedication fee is $1800 per residential lot; eXisting homesteads are exempt from <br />park dedication fees. The plat will be subject to the park dedication rate in effect at the time of <br />final plat approval. Park dedication fees must be paid prior to the City releasing the plat for <br />recording at Anoka County. <br /> <br />The City has established a trail development fee at a rate of $475 per unit; existing homesteads <br />are exempt from this fee. The plat will be subject to the trail fee in effect at the time of final plat <br />approval. This feed must be paid prior to the City releasing the mylars for recording. <br /> <br />Motion by Commissioner Shryock, seconded by Commissioner Lehman, to cash only park <br />dedication of $3,600 with a cash only trail fee at $950. <br /> <br />Motion carried. Voting Yes: Chairperson Johns, Commissioners Shryock, Lehman, LaMere, <br />and Olds. Voting No: None. Absent: Ostrum. <br /> <br />Case #4: Review Park Dedication for Rivenwick Village Sketch Plan <br /> <br />City Civil Engineer II Linton noted Turtle Moon Inc. owns a 31.5-acre parcel zoned Mixed Use <br />Planned Unit Development (MU-PUD). The property is north of Riverdale Drive and south of <br />US Highway #10. Ryland Homes has a purchase agreement to develop 26.5 acres. The proposed <br />development will have three styles of townhomes per their submittal. The Planning Commission <br />case is attached for reference. <br /> <br />The City has the option Of cash, land or a combination of cash and land for park.dedication.
