Page 2 <br />August 7, 1990 <br /> <br />Culvert lengths and inverts on both ends of the culverts <br />must be shown. <br />Plans and profiles of the storm sewer and drainage swales <br />must be shown. <br />Specifications for the storm sewer must be provided. <br /> <br />7. An address map and resubdivision plan must be provided. <br /> <br />Filling of low lots must not take place below the ordinary <br />high water mark. <br /> <br />The final plat indicates park dedication south of Trott Brook <br />per the Parks Commission recommendation except that the south <br />160' along Lot 1, Block 9 has not been widened to 35' per our <br />letter of March 18, 1989. This should be done prior to final <br />approval. With the dedication of park trail along T.H. 47, <br />an easement should be provided across the park for access to <br />Lot 1, Block 9. <br /> <br />Park dedication for public purposes is extended only to those <br />areas requested by the City, the remainder due as a cash in <br />lieu of payment. The developer has shown additional lowland <br />dedicated as park for which open space credits should be <br />granted towards the PUD requirement (min. 20%); however, no <br />credit should be given for this land towards public park <br />dedication. <br /> <br />The outlots shown need to be conveyed to a homeowner's <br />association, public or otherwise covenanted for private parks <br />and open space to meet PUD requirements. The plat does not <br />address this. <br /> <br />We would recommend approval of the final plat contingent on the <br />following: <br /> <br />The developer corrects the items discussed in this letter and <br />pays the required park dedication fee. <br /> <br />The developer post the required bond or escrow and enter into <br />a developer's agreement to complete the improvements. We have <br />estimated the cost of improvements to be $174,000. The bond <br />or escrow is 125 percent of the estimated cost of $217,500. <br /> <br /> <br />
