CASE #~.~ <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE OF COATED ABRASIVE <br />PRODUCTS COMPANY (CAPCO) <br /> By: Acting Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />CAPCO is requesting site plan approval for a 5,400 square foot expansion to their existing facility <br />at 14059 Sunfish Lake Boulevard N.W. The site plan indicates use of materials similar to the <br />existing structure which conforms to City Code. The following items are enclosed for your <br />information: <br /> <br />^) <br />B) <br />c) <br />D) <br /> <br />Site location map <br />Proposed site plan <br />City Engineer's review (July 27, 1990) <br />Proposed Development Permit <br /> <br />Observations: <br /> <br />On July 3, 1990, the City received an application for site plan approval from CAPCO. <br /> <br />On August 3, 1990 the City received an application from CAPCO for a variance to rear yard <br />setback requirements. City Code requires a rear yard setback of 35 feet in the Industrial District; <br />the existing CAPCO facility has a rear yard setback of 20 feet; the expansion to CAPCO is <br />proposed to be an extension of the existing building dimensions which will also be located 20 feet <br />from the rear property line. <br /> <br />On August 7, 1990 the Planning and Zoning Commission reviewed CAPCO's site plan. <br /> <br />The Board of Adjustment met on August 23, 1990 and approved CAPCO's request for a variance <br />to rear yard setback requirements. <br /> <br />Planning and Zoning Commission Recommendation: <br /> <br />The Planning and Zoning Commission recommended approval of CAPCO's site plan per the City <br />Engineer's report dated July 27, 1990 except to require installation of B-612 curbing in the <br />expansion area only and not require replacement of B-412 curbing in the existing parking lot area. <br />The Commission also recommended approval of the Applicant's request for a phased development <br />plan that would include construction of building and expanded parking lot in 1990 and installation <br />of landscaping and connection to municipal water and sanitary sewer in 1991. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends approval of CAPCO's request for site plan review per the City Engineer's report <br />dated July 27, 1990 and per the recommendations of the Planning and Zoning Commission on <br />August 7, 1990. <br /> <br /> <br />
