Mr. Gerald Zimmerman <br />Page 2 <br />July 27, 1990 <br /> <br />Q <br /> <br />Setbacks - The setback requirement for rear yards is 35', <br />however, the existing building is situated within 20' of the <br />property line. A variance will have to be approved for the <br />expansion. (This variance should incorporate the existing <br />structure, as well.) In lieu of a variance, the expansion <br />would have to be reduced in width to 45'. <br /> <br />A paved drive is shown on the east side of the building. The <br />setback requirement is three feet from the property line. <br />This paved area will have to be reduced to approximately 17'. <br /> <br />Loading Dock - The loading dock is proposed on the southwest <br />corner of the expansion. This meets City code for this size <br />structure. <br /> <br />utilities - City sewer and water are available to the site and <br />the owner is obligated to connect to these utilities within <br />a year. Connection to utilities should be required with the <br />expansion. The existing well and septic system should be <br />abandoned in accord with city code and state rules. <br /> <br />Landscaping/Screeninq - No landscape plan was submitted. A <br />minimum 20' wide landscaped area must be provided along <br />Sunfish Lake Boulevard and Industry Avenue. The plan should <br />incorporate canopy trees. Many of the existing landscape <br />plant materials are dead and should be reworked. The loading <br />dock area should be screened. All disturbed areas should be <br />seeded or sodded. A semi-trailer is parked along the east <br />side of the lot and should be removed or must be screened. <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />Drainaqe - Drainage is generally directed to the county ditch <br />along Sunfish Lake Boulevard. A culvert under the drive is <br />proposed to be extended with driveway widening. The culvert <br />must be a minimum of 15". <br /> <br />Building Materials - The drawings indicate use of materials <br />similar to the existing structure. Such use conforms to city <br />code. <br /> <br />Ail final plans must be certified by an architect or engineer. <br /> <br />If lighting is proposed for the parking lot, it shall be <br />arranged so as to deflect light away from Sunfish Lake Blvd. <br />and Co· 116. <br /> <br /> <br />
