CASE #: ~ <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF LETENDRE ADDITION; <br />CASE OF ROBERT LETENDRE AND THERESA WIEBE <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />Robert LeTendre and Theresa Wiebe, and Mr. LeTendre's daughter and son-in-law (Jerry and <br />Jackie Bell), are requesting final plat approval to replat two existing homesteads into a'total of 3 <br />lots. The property is located at 17120 Tiger Street N.W. The following items are enclosed for <br />your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br />g) <br />h) <br /> <br />Site location map <br />Proposed Final Plat <br />Conceptual Resubdivision Plan <br />Board of Adjustment meeting minutes dated July 10, 2003 <br />Planning Commission meeting minutes dated November 6, 2003 <br />City Staff review letter dated December 4, 2003 <br />Proposed Development Agreement <br />Proposed resolution for final plat approval <br /> <br />Notification: <br /> <br />The plat is a minor subdivision and is not subject to a public hearing..However, as a courtesy, <br />information regarding the sketch plan request was sent to residents within 350 feet of the subject <br />property. The Plat, as proposed, also required a 'variance to lot width (street frontage) <br />requirements and that action did require a public hearing and the neighboring property owners <br />were appropriately notified. <br /> <br />Observations: <br /> <br />Robert LeTendre and Theresa Wiebe own a 17 acre parcel, where their single family home is <br />located. Jerry and Jackie Bell own the home that is located on the adjacent 2.5 acre parcel to the <br />south. Robert Letendre, Theresa Wiebe and the Bell's are proposing to replat the two homesteads <br />to create a new 3 acre parcel for development. It is anticipated that the Bells will sell their <br />existing home and build a new home on the new lot created. The resulting lot sizes are 2.5 acres, <br />3 acres and 14.2 acres, which meets or exceeds the 2.5 acre minimum for the Rural Developing <br />District. <br /> <br />The minimum lot width in the Rural Developing area is 200 feet. The subject property has a total <br />of 579 feet of frontage on Tiger Street; which results in a 21 foot deficiency in the 600 feet of <br />frontage that would be required for 3 lots. Originally, the replat was proposed to just create one <br />additional 3 acre lot from the LeTendre/Wiebe homestead, which required a variance because the <br />homestead did not have 400 feet of frontage on Tiger Street to accommodate a second lot. The <br />Board of Adjustment granted a variance to create a new buildabie lot with less than the 200 feet <br />of frontage per lot on Tiger Street contingent upon the Applicants including Jerry and Jackie <br /> <br /> <br />
